# About our data Where agentlookup.sg gets CEA registration, HDB resale and rent, and URA condo rent data — what Last sync means, and why prices are never joined to agents. HTML: https://agentlookup.sg/about-data agentlookup.sg is an independent directory of CEA-registered salespersons and estate agents, plus HDB resale and private condo rent pages from official open data. Look up people and prices quickly — then confirm registration on CEA when the decision matters. ## Who we are (and are not) We are not the Council for Estate Agencies, HDB, or URA. We are not a property listing portal. We do not sell homes, collect deposits, or act as your estate agent. What we do: turn public open data into searchable pages. CEA datasets power agent profiles and area activity. HDB and URA datasets power market pages — prices and rents with no agent names attached. ## Where the profiles come from Profiles are built from the **CEA Salesperson Information** dataset on data.gov.sg (dataset ID `d_07c63be0f37e6e59c07a4ddc2fd87fcb`). That open dataset lists **currently registered** salespersons only. It does not include expired or historical registrations. If someone is missing here, that usually means they are not in the active feed we sync — confirm on the [CEA Public Register](https://eservices.cea.gov.sg/aceas/public-register/sales/1). Fields on a profile (name, CEA registration number, estate agent, licence number, registration dates) are derived from that public source. We do not invent specialties or ratings. Deal counts come from a separate CEA dataset, described below — not from HDB or URA. ## What “Last sync” means We pull each open dataset on a regular cadence, rebuild pages, and show a visible **Last sync** (or as-of) date so you know when that snapshot was refreshed. Directory, activity, and market feeds can differ by a day or more. CEA, HDB, and URA can update their feeds between our syncs. Treat every page here as a convenient snapshot, not a live feed. ## How to use this directory well Prefer the CEA registration number when you have it — names collide. Check that the estate agent (agency) and licence on the profile match what you were told. Then, before you sign or move money, confirm on the CEA Public Register. For how we derive status labels, area ranks, and market stats, see [methodology](https://agentlookup.sg/methodology.md). ## CEA transaction activity Area hubs and profile activity summaries use the **CEA Salespersons’ Property Transaction Records (residential)** dataset on data.gov.sg (dataset ID `d_ee7e46d3c57f7865790704632b0aef71`). Each row is a deal closed by a salesperson: month, property type, sale or rental, represented side (buyer / seller / tenant / landlord), and town or postal district. We count deals in a **trailing 36-month** window. CEA does not publish prices, rents, or building names in this dataset — so neither do we, on profiles or [area](https://agentlookup.sg/areas) pages. ## HDB resale and rent Town, block, and record pages under [/market/hdb](https://agentlookup.sg/market/hdb) use HDB resale flat prices on data.gov.sg (dataset ID `d_8b84c4ee58e3cfc0ece0d773c8ca6abc`), from January 2017 onward. Hub pages use a trailing 36-month window. Record highs use the full history. You get transacted prices, medians, P25/P75, flat type, block, and street. You do not get agent names — HDB does not publish salesperson IDs. These are historical comps, not an HDB valuation and not cash-over-valuation (COV). [HDB rent hubs](https://agentlookup.sg/market/hdb/rent) use HDB’s renting-out of flats dataset (dataset ID `d_c9f57187485a850908655db0e8cfe651`). Median, P25, and P75 are monthly rents that owners declared on HDB approval forms. HDB does not verify them. These are not asking rents and not CEA rental representations. ## URA condo rents District and project pages under [/market/condo](https://agentlookup.sg/market/condo) use URA’s quarterly rentals of non-landed residential buildings (dataset ID `d_149ac00a2734bb0a03867bbe2ec0e7b0`). URA publishes a project only when it has at least 100 units and 10 rental contracts that quarter. Median, P25, and P75 are **$ per sq ft per month**, not whole-unit monthly rent and not asking rent. District figures are a median of those project medians. We do not scrape URA PMI or REALIS for private sale comps — those are not in this open dump. ## Two tracks, on purpose CEA activity pages answer which agents closed deals in a town. Market pages answer what sold or rented nearby. HDB and URA rows have no salesperson registration number, so we never attribute those prices or rents to an agent or agency. Links from a town or district market page to the matching area hub are navigation only — not a claim that those agents closed those prices. We do not invent dollar deal values on agent profiles, or attribute HDB or URA prices to named agents. We do not publish unit-level private sale prices. Absence of activity on a profile means no matching CEA deals in our trailing window (or not yet synced) — not that the person has no track record outside this snapshot.
