How to verify a property agent in Singapore

Before you share bank details or sign an exclusive, check that the person is a CEA-registered salesperson and that their agency details match what they told you.

Why CEA verification matters for Singapore property deals

In Singapore, estate agents and salespersons who carry out estate agency work must be registered with the Council for Estate Agencies (CEA). Registration is not a vibe check. It is the baseline that someone is allowed to act in that role under the Estate Agents Act framework.

Buyers, sellers, landlords, and tenants still get pitched over WhatsApp, portals, and referrals. A polished chat history is not the same as a live registration. Spending two minutes on a lookup is cheaper than sorting out a bad exclusive later.

What CEA registration is (and what it is not)

CEA registration for a salesperson typically includes a registration number, start and end dates, and the estate agent (the agency or firm) they are tagged to. The estate agent has its own licence number.

Registration does not mean “best negotiator,” “cheapest fee,” or “guaranteed outcome.” It also does not replace your own checks on conflicts of interest, written appointments, or how commission is structured.

Think of it as identity and permission: are they a registered salesperson, and under which estate agent? Everything else is separate due diligence.

Steps to verify a property agent before you engage them

  1. Ask for the CEA registration number and estate agent name

    Prefer the registration number over a nickname or portal display name. If they cannot produce a number, that is already a decision signal.

  2. Look the person up by registration number first

    Exact number matches beat fuzzy name search. Singapore names collide often, and romanisation varies. Use search on agentlookup.sg or the CEA Public Register.

  3. Match agency, status, and dates on the profile

    Confirm the estate agent name and licence, whether registration looks current as of the source date, and that you are not looking at a similarly named peer at a different firm. Open the agency roster if you want peer context.

  4. Confirm on CEA when it matters

    Independent directories can lag. Before you appoint someone or move money, open CEA and confirm the same registration number and particulars.

How to read registration status and dates

The open CEA salesperson dataset on data.gov.sg lists currently registered salespersons only — not expired or historical ones. On agentlookup.sg, Currently registered means the registration end date is empty or falls on/after our last sync date. Registration ended would mean the end date is before that last sync date (uncommon while the open feed is active-only).

A future end date does not freeze status forever. People renew, move agencies, or drop off. Treat any directory page as a snapshot, which is why we print Last sync on profiles (currently 2026-08-08).

  • They refuse to share a CEA registration number.
  • The name matches, but the estate agent on record is not the firm they claim to represent.
  • Registration shows as ended, yet they market as if they are currently registered.
  • Pressure to sign an exclusive or transfer funds before you have checked the register.
  • The only “proof” is a portal listing badge or a business card with no number.

What is a CEA registration number?
It is the unique identifier assigned to a salesperson on the Council for Estate Agencies register. Formats often look like R######X or P######X. Exact match search on the number is the fastest way to confirm you have the right person when names collide.
Is agentlookup.sg the official CEA website?
No. We are an independent directory built from CEA datasets published on data.gov.sg. For official confirmation, use the CEA Public Register. Our pages show a Last sync date so you know when we refreshed the directory.
What does “Currently registered” mean here?
The data.gov.sg salesperson dataset we sync lists currently registered salespersons only. On each profile we also compare the registration end date to our last sync date: if there is no end date, or the end date is on or after that date, we show Currently registered. CEA can still change status between syncs — confirm on the CEA Public Register for official status.
Can I trust an agent who only appears on property portals?
Listing sites are useful for inventory, not as proof of registration. Ask for the CEA registration number, look it up, and confirm the estate agent (agency) licence matches what they claim. Then verify on CEA if the stakes are high.
Why might an agent not show up in search?
Common causes: spelling variants in the name, searching an agency brand instead of the salesperson name, using an outdated registration number, or our index lagging a fresh CEA update. Try the registration number, browse the agency roster, or check CEA directly.
